Rent from a Offender?

I was looking for a place to stay for the school year and found this guy who was renting a room in his house for $200/month. So I figured I would check the place out. It was a decent room for the $200 and it's a good neighborhood. The landlord was very kind and personable too. Everything seemed fine so I put down the $100 deposit to hold the room. I wouldn't have thought of it, but my dad said I should check the guy online. When I typed his name into google, surprise, he's charged with molestation of a minor in another state. It would be very unnerving living with a offender, but I'm not sure how to get out easily. I thought I might be able to tell him a friend had a roommate bale out and needs to fill their room. I feel like a real idiot for getting in the situation at all. Any advice you could give me would help.
